BOOKING TERMS AND CONDITIONS

Deposit

A deposit of 20% is payable at the time of booking with the balance due 1 month prior to the commencement of your holiday.

Electricity

Electricity is charged based on what you use. There are meters at each of the properties which will be read at check in, and a final reading taken on check-out. An invoice with the total electricity units used and balance to pay, will be emailed to you on departure.

Linen

There is a charge of £10.00 per person for linen at all three properties or you are more than welcome to bring your own. Linen includes bottom sheet, duvet cover, pillow cases, a bath sheet and hand towel. Please bring your own towels for beach/outdoor activities.

Pets

A maximum of two well-behaved dogs are welcome at each of the properties at a charge of £15 per dog, for the extra cleaning required.

Coal

Coal is provided for our indoor fires, at an additional charge of £12.50 per bag. This can be paid at the end of your stay with your electricity invoice.

Arrival/Departures

Rowanbank is available from Friday-Friday, with entry from 3pm onwards and the property must be vacated by 10 a.m.

Cairnfield and Balnagore are available from Saturday-Saturday, with entry from 5pm onwards on the day of arrival and the property must be vacated by 10 a.m.

Short Stays

Please note we don’t offer short breaks during the peak season (April-October). Short breaks may be considered outside of the peak season, please contact us at balnagoremossestate@gmail.com for more information.

Travel Insurance

We strongly advise you to now ensure you have travel insurance which, as well as other benefits, will be adequate to cover you for cancellations charges which become payable under the terms and conditions referred to in the event that you have to cancel your booking. This should also cover you for ferry disruption and, possibly, overnight accommodation if a ferry is cancelled. Please ensure you discuss these details with your insurer.

You will need to show evidence of your intention to travel on the ferry. Generally, this would be on production of your booking confirmation and ferry tickets, which you would receive from Caledonian MacBrayne Ltd by email. This applies to the main ferry service from Ardrossan to Brodick. The Lochranza ferry can only be booked out of season from the end of October through to the end of March on the Tarbert to Lochranza route. However, during the summer season, the ferry from Claonaig to Lochranza does not offer advance booking. In such cases if you are travelling on that ferry then we may be able to provide evidence in the form of your booking confirmation with ourselves and payment receipt which indicates your intention to travel via Claonaig. Again we advise you discuss these matters with your insurer.
